With 60 hectares of rolling hills generously divided into 270 lots, Montecito is Ayala Land Premier's lowest density development in 50 years. It is perched on rolling terrain, where homes will be on one of NUVALI's highest points. Its refreshing breeze cools the atmosphere, creating a feeling far removed from the stress of the city, yet only a short distance away from schools, malls and future business districts.
Named after the scattered hills that envelop the estate, Montecito is ideally situated at the heart of NUVALI, the country's first economically, environmentally and socially sustainable eco-community.
Peace and quiet is at the core of this 60-hectare expanse. Montecito, "little mountain", charms with its rolling terrain and breezy, elevated landscape. Overlooking the mountains to the South, the view extends from the bustling Makati skyline to the serene Laguna de Bay.

Montecito reserves half of its area to open space. And in an unconventional design, it provides greenways between most homes for added privacy, ventilation and recreational space.
Generously planned into only 280 lots, it is Ayala Land Premier's lowest density development since Forbes Park in Makati.

Twin Lakes
Enjoy living by a lake. At Montecito, the lakes do more than adorn the property. They irrigate the landscape and nourish the lush greenery, true to NUVALI’s vision of a fully-sustainable community. The lakes are fed by the Matang Tubig, an artesian spring that comes from the ridges of Tagaytay. The spring also powers a mini-hydroelectric generator within the community, which provides enough electricity to light the main streets.
Living in Montecito, residents also benefit from the development’s own water reservoir and deep wells.

Tree and Plant Nursery
In a poetic tribute to the flora that wraps the landscape, a tree and plant nursery is maintained by the community. Known to have a positive effect physically and emotionally, the wide variety of plants are made available for residents to enjoy.
Pasa Tiempo
When it’s time to mix, mingle and entertain, guests are welcome at the Pasa Tiempo pavilion. Originally built as a grand home for the Yulo family, it was designed by national artist architect Leandro Locsin for the Yulo family. Here, a swimming pool, library, game rooms, function areas, an activity center and spa features will soon be available for residents to enjoy.
The Greenways
Unique to Montecito are the grass courtyards or greenways that wind between most lots. With widths that range from 10 to 30 meters, the greenways provide both privacy and room for neighbors to connect. Intertwined with the rhythmic peaks and valleys of the terrain, these greenways allow light and fresh air to weave through the estate.
